The Delhi Development Authority sells flats through periodic housing schemes, now mainly on a first-come-first-served (FCFS) or e-auction basis. In 2026 DDA is running several schemes with a 25% discount on some older inventory, and a new scheme of over 4,000 flats in Narela is expected around Dussehra–Diwali 2026.

How to book
- RegisterOn the DDA housing portal (eservices.dda.org.in) with PAN and Aadhaar.
- Pay registration feeAs specified in the scheme brochure.
- Book or bidSelect a flat under FCFS, or bid in the e-auction.
- Demand-cum-allotment letterPay the price within the timeline; arrange a home loan early.
- Possession & conveyanceFreehold conveyance deed is registered after full payment.
Financing a DDA flat
- Most banks and HFCs lend against DDA flats; the allotment letter and demand letter are used for sanction.
- RBI LTV caps apply: a ₹33.40 lakh flat can be financed up to ₹30 lakh (about 90%); loans above ₹30 lakh are capped at 80% of value and above ₹75 lakh at 75%.
- Stamp duty in Delhi: 6% men, 4% women, 5% joint, plus 1% registration.
